All right, this is the Endorsed Letter Strategy. Pretty
simple, pretty cheap, really easy to put together. And so it's got a lot of
ticks going for it. So here's the problem, you might be sitting there saying,
"Well, I don't really have a list of potential clients I could send a
letter to." Woe is me.
So here's me, I'm out in the paddock and there's no one
around me. I'm kind of a lonely figure. Well the solution is, you ask yourself
this question, "Who else is already selling or influencing or advising the
people you want to reach, right?" So who already has a list of people that
you want to get access to? You don't necessarily have to know everybody, you
just need to know the people who do. Which is kind of like 30/30 strategy isn't
it? So they'll be people out there as you well know who already have a large
list of people, who would be good people to send the letter to promoting you or
promoting your methods first.
Okay, so who other? Well, the obvious answers, the most
are builders. Now builders probably don't often have lists, unless they're a
bit more organized, and realtors.
Let's look at realtors. How can I get realtors to refer
clients to me? Because realtors are usually disinterested in helping realtors
and not any other realtors but mainly just themselves. So what motivates a
realtor is the commission chip, generally speaking, right? So how can we get
in?
Can we help make the realtor look good? Can we help make
them look good? Because as soon as you start thinking of it this way, how do we
make the realtor look good? How do we help the realtor to win? As soon as we
start having that kind of conversation, then it opens it up, because that's the
psychology of their thinking.
Now what the realtor wants is listings and sales, right?
They make the commission only, they make their money when they sell stuff. So
basically, can we help them sell stuff? Can we help them get listings, can we
help them get sales? Well, ever think about what the realtor's thinking?
They're thinking about their own market, right? They're thinking, "I need
to stay in touch with my list of buyers and sellers." They all have a list
of buyers and sellers, right? Unlike the builders who often don't, the realtors
certainly do. But they struggle with things to say, because they run out of
things to say. Once someone says, "Yeah I've looked at a house and-"
I mean after, do you want this house or not? They kind of run out of value.
But they still to stay top of mind with all these people.
Because either they're buying a house later on or they stay in touch. They all
struggle, and we promise you, I work with real estate agents, I've trained
them. They all struggle to stay in touch with the list, generally speaking.
Anyone who's not good, the top 20%, now I should say the top 5% stay in touch
with their list. The other 95 know they should but don't really have anything
to say. So they might occasionally send out some generic newsletter
occasionally but often they don't, right? So they struggle as much as anyone
else.
So can we give them something worth saying? That makes
them look good because it helps their clients? Can we help them? Can we give
them something worth sending out to their people?
Well of course we can! Right? Now I'm going to say
something, before we talk about what we can give the realtor. When your doing a
client about referral program, or an endorsed letter, which is, you know
"endorsed" is a kind of referral, they usually require an existing
relationship. Usually, not always. And if you don't have any relationships, then
you need to form some.

So if your excuse is- No you can still do this without an
existing relationship, I'm just saying it's easier. If you know a realtor and
you get on well with them, you play tennis with them and all that type of
stuff, they're an easy person to mark.
Having said that, what I'm about to show you is useful for
a realtor because it keeps the realtor top of mind with their client list.
Their buyers and their sellers. You don't need it, but it's just going to be
easier if you tag at someone you already know. Now obviously you want someone
with a list of people who are similar to the type of people you want. If you
want high-end, luxury residential homes or good commercial buildings you
obviously want to tag it with commercial.
One of the monkey's fists we can promote, well these are
my favorites as you know: the roadmap, which is kind of a state by state
flowchart; cost calculator, helps people work out ballpark; directory is
probably my ultimate favorite, "Directory of Experts." Now don't
forget, the directory of experts, the directory domination, or whatever we call
it. The directory strategy is probably the best of all. Any real estate agent
would be certainly usually happy to have a chat about being on your Directory
of Experts. And then the Frequently Asked Questions.
Those are some. Now, I'm going to give you something, and
this is kind of cut and paste one, so this won't require much work from you
then, adapting it. You'll need to customize it. Now, customizing it won't be a problem
for you because you would've customized whatever I gave you anyway. Alright?
Whatever I've given you as a letter you would've changed it. You're an
architect, everything has to be custom. But I'm going to give you one that's
kind of easy to customize, okay?
Now, perhaps, before I say that, it does contain a few
nuts, so I've added a few little "in jokes" just between you and me,
which you'll probably have to remove the nuts, alright? But for entertainment
purposes, they're in there. Now you can download a copy of this, there'll be a
document somewhere around this video where you can just go download the Word
document and then just make the changes as you see fit. So this would be an
example of sending a letter, once you've got an agreement with a realtor- It
would be an agreement, and a friendly realtor ideally, this would be a letter
that the realtor would send to their client list either homeowners or potential
buyers. The realtor would send it to homeowners or potential buyers, and
remember it's a chance for the realtor to stay in touch and be useful to their
list by providing something which you're providing.
So you end up looking good, the realtor looks good, and
the person who's receiving the letter, if they're looking at doing renovation,
they get access to something which will be really helpful, which in this case
would be your sort of step by step flowchart for renovating. In this case, a
luxury client residential home in Graceland.
Without any further ado, let me read you the letter:
"May 1st, 2018, Johnny Cash Real Estate, Folsom Road
Dear Ringo, I'm writing to introduce you to Elvis Presley.
Elvis is an architect who specializes in luxury renovations in Graceland and
someone I trust. As a local real estate agent, I'm constantly being asked advice
about home renovations. Either someone buys and wants to improve or they're
looking to sell and what to improve their sale price. By the way, renovations
can be the best or worst thing you can do. Done right, a renovation's a great
investment, but when done wrong, a renovation can be the Devil in disguise.
Incredibly stressful and costly and leave you [inaudible
00:07:25]. The problem is, renovations are complex operations. So when I saw
Elvis's step by step flowchart, I knew it was the missing roadmap that
simplifies the whole process. When I reviewed his simple flowchart, I
immediately found steps that if I had taken would have saved me a lot of money
and trip to Heartbreak Hotel.

And there we have it! The letter for a real estate agent.
Now obviously you're going to change it. You're going to change it anyway. Now
you've got a few things you can change.
